What does "fully custom" actually mean at Aroha Builders?
A fully custom home is designed from scratch around your lot, your must-haves, and how you live — architectural style, floor plan, structural layout, and every finish are built specifically for you, not adapted from an existing plan.
Do I need an architect, or does Aroha Builders handle design?
Our team works directly with you through the design and engineering process. You're welcome to bring your own architect's concept, or we can develop the design with you from your initial ideas.
How does a custom home build differ from semi-custom in terms of timeline and cost?
Because a custom home is designed from a blank page rather than adjusted from an existing plan, the design phase typically takes longer and allows more flexibility in layout, structure, and materials — which affects both schedule and budget compared to semi-custom.
Can I be involved in selecting materials and finishes throughout the build?
Yes — custom clients are involved from initial design concept through finish selections, with scheduled check-ins so you can see progress and make decisions along the way.
Are Crestview lots subject to the same coastal requirements as Destin or Fort Walton Beach?
Crestview sits roughly 30 miles inland at about 236 feet of elevation — among the highest ground in Florida — so most sites here fall outside the coastal high-hazard zones that drive elevated foundations and the strictest wind-borne debris requirements nearer the Gulf. Every lot still gets its own flood, wind, and soil review as part of your custom design.
Does Crestview make sense for a fully custom home on acreage?
It's one of the better parts of the county for it. Crestview and the unincorporated land around it still have larger parcels available, which gives a fully custom design room to spread out — something that's hard to find closer to the coast. We review well, septic, and site access requirements for rural parcels as part of the design phase.
