A new home is built exactly to one of our established, proven floor plans — no design adjustments — which typically means a more predictable timeline and cost. A semi-custom home starts from the same kind of proven plan but allows layout, elevation, and finish changes.
How fast can Aroha Builders complete a new home?
Because new homes use an established, already-engineered floor plan, the design phase is skipped entirely. Exact timelines still depend on your lot, permitting jurisdiction, and material availability — we'll give you a realistic schedule once your plan and site are confirmed.
Is a new home warrantied?
Yes — new homes built by Aroha Builders include new home warranty coverage. Ask your Aroha representative for the specific coverage terms for your build.
Can I still choose finishes on a new home, or is everything pre-selected?
You'll choose from Aroha's standard finish package for the plan you select. If you want to adjust layout or finishes beyond the standard package, our semi-custom program may be a better fit.
Do Destin's HOA communities allow Aroha's standard new home plans?
Many Destin communities require architectural review before construction begins. We check your specific plan against the community's design guidelines and submit for ARC approval as part of your new home build.
