A new home is built exactly to one of our established, proven floor plans — no design adjustments — which typically means a more predictable timeline and cost. A semi-custom home starts from the same kind of proven plan but allows layout, elevation, and finish changes.
How fast can Aroha Builders complete a new home?
Because new homes use an established, already-engineered floor plan, the design phase is skipped entirely. Exact timelines still depend on your lot, permitting jurisdiction, and material availability — we'll give you a realistic schedule once your plan and site are confirmed.
Is a new home warrantied?
Yes — new homes built by Aroha Builders include new home warranty coverage. Ask your Aroha representative for the specific coverage terms for your build.
Can I still choose finishes on a new home, or is everything pre-selected?
You'll choose from Aroha's standard finish package for the plan you select. If you want to adjust layout or finishes beyond the standard package, our semi-custom program may be a better fit.
Can Aroha's new home plans be built in Holley by the Sea?
Yes — we submit our new home plans through Holley by the Sea's Architectural Department for approval before construction begins.
Are new homes on Navarre Beach built differently than mainland Navarre?
Yes — Navarre Beach sits on a barrier island under Florida's Coastal Construction Control Line, requiring elevated, pile-founded construction, unlike standard mainland Navarre lots. Ask us which of our plans can be adapted for a barrier-island build.
