A semi-custom home starts from one of our proven, ready-to-build floor plans, which we then adjust to fit your lifestyle — layout tweaks, exterior elevation changes, and finish selections. A fully custom home is designed from a blank page. Semi-custom is typically faster to permit and build because the base plan is already engineered.

How much can I actually change on a semi-custom floor plan?

Most clients adjust room layouts, kitchen and bath configurations, exterior elevation style, and all interior finishes — flooring, cabinets, and fixtures. Structural changes beyond the plan's engineered footprint typically move a project into our custom home process.

How long does a semi-custom build take?

Timelines vary by lot, permitting jurisdiction, and selections, but starting from an existing floor plan generally shortens the design phase compared to a fully custom build. We'll give you a realistic schedule once your plan and site are confirmed.
